Bud Grossmann, a real estate broker licensed in Hawaii from 1981 to 2006, is the author of Bud Grossmann’s “Mom & Pop” Property Management, an all-you-need-to-know system of useful forms and sensible advice for managing residential rentals in Hawaii or elsewhere. This loose-leaf book, first published in 1991, has guided countless landlords (including many professional property managers) to save time and avoid headaches as they deal with tenants in a fair-but-firm manner.

Bud has been promising the revised edition since 1992, when his editor, Katharine English, rewrote his first edition. Why Kath never typed it up for him, he has no idea.)
